The project area benefits from a highly advantageous location within the city structure, positioning it as a crucial complement to the commercial and residential program of central Kalisz, which is situated between the Prosna River and the Bernardyński Canal.
The development site, spanning nearly 7.5 hectares, is located at the intersection of the Kalisz city centre and the Majków residential estate to the north, directly adjacent to the Bernardyński Canal. This adjacency allows the area to be integrated into the existing recreational strip running along the canal, culminating at the Municipal Park.
The revitalization concept for the post-industrial grounds of the former “Wistil” Silk Industry Factory in Kalisz aligns with the core principles of urban planning that prioritize limiting the territorial sprawl of the city. Instead, the focus is on supplementing and concentrating new functions within the existing urban fabric.
The site is only a ten-minute walk from the Old Town Market Square, five minutes from the New Market, and fifteen minutes along the Canal from the Municipal Park.

The functional program of the projected complex, named WISTIL BUSINESS PARK, is the result of detailed analyses and shared objectives developed collaboratively between the designers and the Client.
A modern sports and recreation facility is centrally positioned within the development, adjacent to the green areas lining the Bernardyński Canal.
Multi-family residential buildings, forming a dedicated strip of development, are designed in the immediate vicinity of the recreational areas.
Office buildings are grouped in the south-western part of the site. The former residential building of the Müller family, which is under conservation protection, has been adapted for office and administrative purposes.
A 4-star standard hotel and conference building complements the commercial functions of the development.
